About

Find the homes that will come to market before every other agent sees them: by-owner ads, expired listings, pre-foreclosures, probate and long absentee holds in your patch, each with the dated public record behind it.

What it does

  • Sweeps public sources in your area and lists likely sellers with the signal, its date, the source link and why it may move now
  • Keeps a deduplicated seller list and refreshes it every week
  • Writes a local market note: prices, stock, days on market, with dates and sources
  • Describes the neighbourhood around an address: schools, transit, shops, parks, walkability
  • Prepares the compliance checklist of a transaction: disclosures, agency paperwork, fair housing points, deadlines
  • Drafts the approach for an owner, for you to send

What you need

  • Nothing to start: give it a ZIP code or a few neighbourhoods
  • Google Sheets (optional) to keep the list where your team works, or the CRM you already use
  • Optional live data billed on your Rerun credit, approved before each spend

How setup works

You name your patch and get the first likely sellers with a market read in the first minutes. It then learns the signals you trust and how you reach owners, and confirms the weekly run.

What stays in your hands

  • Every letter, text or call script is a draft; nothing reaches an owner without you
  • Public, lawful sources only; no guessed phone numbers or emails
  • Compliance checklists prepare your broker's or attorney's review, they are not legal advice

What you will need

  • Google Sheets

Frequently asked questions

Where does it find off-market sellers?

In public sources: by-owner listings and classifieds, expired or withdrawn portal listings, court and county records such as pre-foreclosure notices, probate filings and tax delinquencies, and property records showing long or absentee ownership. Every lead links to its source.

Does it contact homeowners for me?

No. It drafts the letter, text or call opener and you decide what goes out. It never guesses phone numbers or emails.

Does it work outside the US?

Yes. Tell it your country and area and it looks for the equivalent public signals and rules there, such as probate notices or planning applications in the UK.

Can it put the leads in my CRM?

It keeps its own list and can export it, write it to Google Sheets, or connect to the CRM you use if it is in the Rerun catalogue.

Is the compliance checklist legal advice?

No. It lists the disclosures, agency paperwork and fair housing points that usually apply in your state or country, with the rule behind each one, so your broker or attorney can confirm them faster.

How much does it cost to run?

The template is free. Runs use your Rerun credit, and any paid live data is shown with its cost and approved by you before it is spent.
